The property was purchased in 2018, and now in August 2019, the proposed subdivision into 10 lots is almost completed. 6 of the lots have water frontage on Big Bar Lake, and 4 of the lots are set back from the lake. The property is in the TNRD (Thompson Nicola Regional District) and is zoned RL-1, with a minimum allowable parcel size of 4 hectares (10 acres), so the lots vary in size from 4 hectares to 5.94 hectares (14.68 acres).
 
The lots range from light to heavily treed, with some lots having trees suitable for building material. The pine beetle has killed many trees on this property, which has given the lots two big assets. #1, it has opened up the views, and #2, it has caused many little pine trees to grow, and the little and medium pine trees give wonderful privacy to many of the lots, as they have branches right close to the ground.  Most of the lake frontage lots slope gently towards the water, complete with benches here and there. Some of the off lake lots are almost entirely flat. 
 
Development is currently ongoing. The lots should be available late summer or autumn of 2019.  All lots will have BC Hydro at the lot line, drilled wells, driveways, and suggested cleared building areas. A well has been drilled on each lot, and all the wells are artesian, so we have been able to hook up garden hoses to our RVs and enjoy pressurized water without the use of pumps. New owners may put in septic fields when and as required. There is no building deadline for new owners, the land may be left in its natural state. Cell service is generally good but a booster may help in places.
Big Bar Lake is a marl lake, meaning that the minerals in the water and the lake bottom give it beautiful two-tone colors. With the Marble Mountains (Mt Kerr 7480 ft, Mt Bowman and Wild Horse Ridge) in the background, the Big Bar Lake area is known for its great natural beauty. And it is known for its peace and quiet. Towing behind boats is not allowed, and there is a 10 km maximum speed limit on the water. 
                                      
Rainbow trout up to 10 lbs inhabit the lake, and fishing is year-round. One of the better areas to fish in the lake is where the green shallower water drops off into the deeper blue water. We know that because that is where you most often see the loons, and they know for sure where the fish are because they make their living as full-time fisher birds. 


The lots off the lake are priced in the $99,000 to $149,000 range. The lots on the lake are priced in the $299,000 and up range. Big Bar Lake is located 1 hr northwest of Cache Creek BC, (30 minutes on pavement and 30 minutes on gravel rd.), and the lake is approximately 4 hrs & 20 minutes from 264th st in Surrey BC. It is one of the closest substantial Cariboo lakes to the lower mainland. Big Bar Lake is approximately 5.5 km long and has Big Bar Lake Provincial Park wrapped around the west and south sides of the lake, and the southeast park border ends at our property. Marble Range Provincial Park is only a few km's away to the southwest.
Some of the lots have long driveways. A long driveway in this subdivision is a beautiful thing, as it gives wonderful privacy and seclusion to the potential waterfront building areas. The driveways on Lots 1 & 3 are mostly straight, so power lines can run alongside them. Possibilities exist for adjacent lots to share in the cost of bringing in power. Solar power is a strong green alternative and has made advances in recent years both in cost and effectiveness, and an added plus is that you do not have monthly hydro bills.

There were 447 archaeological test holes dug on this property in May and June 2019, and absolutely nothing was found. So the lots will not have any archaeological covenants on them.
There is a walking trail that runs all along the waterfront. Potential building sites have been selected to offer a wealth of privacy, peace, quiet, and beautiful natural surroundings.
